Historic Properties for Sale:
Endangered Historic Properties Program

A listing of historic properties offered by Bloomington Restorations, Inc. for purchase through our Endangered

Historic Properties Program.

1409 S. Rogers
For sale now, priced at $64,900

Hard to find: A circa 1900 gabled-ell house in the McDoel Gardens Neighborhood at a low price.

BRI purchased this house from an owner who had lived there since 1948. It appears very little has been changed since the day she purchased the house -- this one still has the original windows, wood porch trim, tongue and groove wood floors and unpainted woodwork.

We're fixing structural problems, leveling floors, replacing rotted wood sub-structure, and building a new concrete foundation -- all included in the price. The house needs a new kitchen, and most buyers would want to update the bathroom. This two-bedroom house is bigger than many gabled-ell type houses, with about 982 square feet of living space. There is also a small garage at the rear of the lot.

We purchased the house in order to make sure it gets into the hands of someone who will appreciate its classic character and restore it. Funding for the project came in part from the Historic Landmarks Foundation of Indiana.

BRI sells all properties with protective covenants to ensure the historic building will be renovated and protected from future exterior changes that would detract from its character.

715 W. Vine St., Ellettsville
For sale now, priced at $59,990

A block from the library and post office!

This outstanding Greek Revival two-story house is on a quiet street just a short walk from the library and post office in Ellettsville. Habitable as-is, the house needs some work but at this price it's very affordable. On the front there is a two-story portico with balcony. In back there is an enclosed back porch and workshop, fenced in yard, and two-car garage.

The house has wood floors, many original windows and doors, and the character you would expect in a house built by a master carpenter in 1875. We are purchasing the house to make sure it gets into the hands of someone who will appreciate its classic character and restore it.

1621 S. Walnut St., Bloomington
For sale now, priced at $55,490

Three bedrooms and Colonial Revival styling

This one-and-a-half story house has three bedrooms and 1,240 square feet of finished space, plus another 600 square feet of basement. A Colonial Revival gem, it anchors the corner of Walnut and Vermilya south of downtown.

The house has wood floors, many 1920s six-over-six windows, original doors, original light fixtures, archways between rooms and beautiful, unpainted woodwork.

We've re-roofed the house, but before the roof was replaced there were leaks that resulted in water damage to interior flooring and steps. Those sections need repaired, the kitchen needs updating and the upstairs bathroom needs work. At this price, you can afford to restore and make the house just the way you want it.

We are purchasing the house to make sure it gets into the hands of someone who will appreciate its classic character and restore it. For more information on this house or to make an appointment to see the house, call Steve Wyatt at 336-0909. BRI can also be contacted by email at bri@BloomingtonRestorations.org.

4585 E. State Road 45
For sale now, priced at $49,000

Two bedroom Tudor Revival stone cottage

Near University Elementary and a short drive from Indiana University, this limestone cottage is on almost two-thirds of an acre with mature trees.

This charming house has water damage from roof leaks, but so much of the original character survives that its a great candidate for restoration. The masonry appears to be in good condition, as are most of the original windows. Some floors and much of the plaster would likely need to be replaced due to moisture damage. Because of the deterioration, the house is priced at what we think the land alone is worth. And it includes a two-car stone garage.

The house has 725 square feet of finished space on the ground floor, another 288 square feet upstairs plus an unfinished basement with 725 square feet of unfinished space.

We are purchasing the house to make sure it gets into the hands of someone who will appreciate its classic character and restore it. For more information on this house or to make an appointment to see the house, call Steve Wyatt at 336-0909. BRI can also be contacted by email at bri@BloomingtonRestorations.org.

All BRI properties are sold with protective covenants requiring BRI approval of any exterior alteration of existing structures or any new construction.
