9030 W. State Road 48
For sale now, priced at $74,900
Victorian splendor a short drive from
Bloomington and surrounded by nature
This outstanding Queen Anne
farmhouse has all the Victorian detail you might imagine — ornate
woodwork, tall windows, an entry staircase, and a wrap-around front
porch with turned posts and bargeboard. Built circa 1890, it has four
bedrooms and one bath.
There's about 1,300 square feet finished living space on the first floor
and just over 1,000 square feet finished living space on the second
floor. To see a detailed sheet about the home, click
here. To see more
interior and exterior photos, click here.
The house has been vacant for years and needs substantial rehab, that’s
why the price is so low. Make it your own by refreshing the interior.
Unlike a house where everything is already done, fix this one up and you
won’t have to live with the last owner’s decorating choices.
The house is on 3.4 acres surrounded on three sides by Sycamore Land
Trust property. Along with the house there is a garage, farm
outbuilding, stone root cellar and shed.
We got involved with the house in order to make sure it gets into the
hands of someone who will appreciate its classic character and restore
it. BRI sells all properties with protective covenants to ensure the
historic building will be rehabilitated and protected from future
exterior changes that would detract from its character.

house, call Steve Wyatt at 336-0909. BRI can also
be contacted by email at bri@BloomingtonRestorations.org.

1409 S. Rogers
For sale now, priced at $115,900
Hard
to find: A restored circa 1900 gabled-ell house in the
McDoel Gardens Neighborhood at an
affordable price.
BRI
purchased this house from an owner who had lived there since 1948. This
house still has the original windows, wood porch trim, tongue and groove
wood floors and unpainted woodwork.
We've
fixed structural problems and completely rehabilitated the interior and the
exterior. The house has a new stone and concrete foundation, new kitchen,
new bath, refinished wood floors, new insulation and storm windows, and new
wiring and plumbing. On the
outside, we’ve uncovered, repaired and repainted the original wood
siding and trim. This two-bedroom house is bigger than many gabled-ell type
houses, with about 982 square feet of living space. There is also a small
garage at the rear of the lot, and we've fixed that as well.
We
purchased the house in order to make sure it gets into the hands of someone
who will appreciate its classic character and preserve it. Funding for the
project came in part from the Historic Landmarks Foundation of Indiana.

4585 E. State Road 45
For sale now, priced at $49,990
Two
bedroom Tudor Revival stone cottage
Near University
Elementary and a short drive from Indiana University, this limestone
cottage is on almost two-thirds of an acre with mature trees.
This
charming house has water damage from roof leaks, but so much of the
original character survives that its a great candidate for restoration. The
masonry appears to be in good condition, as are most of the original
windows. Some floors and much of the plaster would likely need to be
replaced due to moisture damage. Because of the deterioration, the house is
priced at what we think the land alone is worth. And it includes a two-car
stone garage.
The
house has 725 square feet of finished space on the ground floor, another
288 square feet upstairs plus an unfinished basement with 725 square feet.
sheet about the home.
